A Surveyor’s Notebook: Mottingham
Mottingham’s architectural character is defined by its transition from a rural hamlet to a planned residential suburb, with a high concentration of 1920s and 1930s housing. From a surveying perspective, many of the properties—particularly those around the Mottingham Estate—were built using standard masonry techniques of the era, which often include shared chimney stacks and interconnected floor joists. The geology here is a mix of London Clay and Blackheath Beds (pebbly sand). Interestingly, this area has many natural springs that have been reflected in some of the road names (e.g. Brownspring Drive). These springs can mean the groundwater levels are quite high and this needs more care when excavations are proposed.
